Between the Intracoastal Waterway and the St. Johns River, the 32224 and 32225 neighborhoods get more water, salt and humidity than most of Jacksonville. That’s great for living and tough on pavers. Pool decks settle, driveway aprons sink, joint sand washes out, and salty air fades the surface. When pavers have dropped or shifted, the fix starts with a repair. Sealing is what keeps that repair in place afterward.

We’re Jax Exterior Cleaning & Paver Sealing, a licensed and insured Jacksonville company that has been repairing and sealing pavers since 2019. Paver repair is what we specialize in, and we work throughout Intracoastal West off San Pablo Road and East Arlington out toward Fort Caroline.

Paver Problems We Repair in Intracoastal West & East Arlington

Homes in 32224 and 32225 range from established Arlington neighborhoods to gated waterfront communities, and the paver issues vary with them. Older driveways tend to have worn-out joints and sinking aprons, while newer waterfront homes see more pool deck settling and salt wear. These are the problems we repair most often out here.

Sinking pool decks near the water

Many homes in Pablo Creek, Isle of Palms and Queen’s Harbour have paver pool decks, and lots of them back up to canals, lakes or marsh. A high water table and constant splash-out soften the base, and sections around the pool and drains start to drop. We lift the settled pavers, rebuild and compact the base, and reset them level and flush. Travertine pool decks get a matte-finish sealer by default.

Sunken driveway aprons

The apron takes the weight of every car that turns in, and in sandy soil with heavy summer rain, that’s where the base gives out first. You’ll see a dip that holds water or pavers that rock under your tires. We repair the base and reset the pavers so the driveway sheds water again.

Washed-out joints after storms

Nor’easters and summer downpours push a lot of water across driveways and patios out here. That water carries joint sand away, and once the joints are low, the pavers lose what holds them tight. Catching washout early keeps it a simple re-sand and seal instead of a bigger repair.

Lifted pavers from roots and drainage

Older Arlington and Fort Caroline lots often have mature oaks close to the driveway, and roots can push pavers up into ridges. Downspouts and sprinkler heads aimed at the pavers cause the opposite problem, washing the base out until a section sinks. We correct the base, reset the pavers level, and point out any drainage that’s likely to cause the problem again.

Shifting pavers and failed borders

When the border along the edge of a driveway or patio loosens, the field starts spreading outward and gaps open between pavers. We reset the edge, close the gaps and refill the joints so everything locks back together.

Faded, salt-worn pavers

Closer to the Intracoastal, salt air and strong sun wear down color and old sealer faster than further inland. Pavers turn chalky and blotchy. A full clean and a fresh seal brings the color back and gives the surface a protective layer again.

Weeds, ants and cracked pavers

Weeds and ant hills mean the joints are empty. Cracked pavers usually come from heavy loads or ground movement. We refill joints with silica joint sand, with colored joint sand as an upgrade, and replace cracked pavers with matches for most common installations.

How We Fix It

Our process is simple and built around fixing the cause, not covering up the symptom. Here is what a typical repair looks like from the first visit to the final coat of sealer.

Free on-site estimate

We come out, measure, and find the real cause, whether it’s a soft base, a loose border, drainage or empty joints. It takes about 5 to 10 minutes, and you don’t need to be home.

Repair only what’s damaged

We remove the pavers in the problem area, correct the base, compact it and reset the pavers level. Almost no driveway or pool deck needs full replacement; that only makes sense when around 40 to 50 percent or more of the surface is compromised.

Clean, re-sand and seal

After the repair, we clean the whole surface, fill the joints with fresh silica sand and seal over it. The sealer binds the sand into the joints so the next storm doesn’t wash it out.

Sealing Protects the Repair

Once the repair is done, sealing is how you protect what you just paid to fix. It matters even more here than in most of Jacksonville, because water and salt are always at work on these surfaces.

A lot of homeowners out here have had their pavers sealed before without any repair, only to see the same low spots and empty joints come back. That’s because sealing over a soft base or open joints just locks the problem in. We fix the structure first, and then the sealer has something solid to protect.

In a wet, salty area like this, unsealed joints don’t stay full for long. Sealing locks the sand in, helps keep weeds and ants out, and protects the color from sun and salt. It’s the step that keeps a repaired area from turning into the next repair. Our paver sealing includes a 3-year sealer warranty, and our repair work carries a 60-day craftsmanship guarantee.

If your pavers are level and just need their color back, you might not need a repair at all. A clean, re-sand and seal may be enough, and we’ll be honest about that at the estimate.

Frequently Asked Questions

Here are answers to the questions we hear most from homeowners in Intracoastal West and East Arlington. Call us if you have one we haven’t covered.

Can you fix a sinking paver pool deck?

Yes. We lift the settled pavers, rebuild the base and reset them level with the rest of the deck. Then we clean and seal. Travertine decks get a matte finish by default.

Does living near the Intracoastal affect my pavers?

It does. Salt air, humidity and a higher water table speed up fading, sealer wear and base settling. Regular sealing helps a lot, and fixing low spots early keeps them from spreading.

Do I need repair or just sealing?

If pavers have sunk, rocked, lifted or spread apart, it’s a repair. If they’re level but faded or missing sand, a clean, re-sand and seal usually does it. We’ll tell you which at the free estimate.

What joint sand do you use?

Silica joint sand, with colored joint sand available as an upgrade. The sealer binds it in place so it holds up to rain and sprinklers.

How long until I can drive on sealed pavers?

Plan on 24 to 48 hours of cure time after sealing. Most repairs themselves are done in one day, and larger base repairs may take two.

Do I need to be home for the estimate?

No. We measure and inspect in about 5 to 10 minutes while you’re at work or out.

Do you work in gated communities like Queen’s Harbour?

Yes. We regularly work in gated and HOA communities. If your HOA requires approval for sealer color or finish, let us know and we’ll work around it.
