Paver Repair First, Then Sealing to Protect It
Julington Creek Plantation is one of the larger established master-planned communities in northern St. Johns County, and plenty of its driveways, walkways and pool decks have been down long enough to show their age. Mature landscaping, irrigation running for years along the same edges, and the steady weight of cars on the driveway apron all take a toll. When pavers dip, rock or lift, sealing alone will not fix it. The first job is a repair, and sealing comes after to protect it.
We’re Jax Exterior Cleaning & Paver Sealing, a licensed and insured Jacksonville company repairing and sealing pavers since 2019. paver repair is our specialty, and we work throughout Julington Creek Plantation and the surrounding 32259 neighborhoods.
Common Paver Repairs in Julington Creek Plantation
In an established neighborhood, most paver problems are slow ones. Something underneath has been shifting for a while, and the surface finally shows it. These are the repairs we handle most.
Settled driveway aprons
The apron where the driveway meets the street carries every car and delivery truck. Over years, the base compacts and a low spot forms that holds water after rain. We lift the pavers in the dip, rebuild and compact the base, and reset them level so water drains again.
Pavers raised by tree roots
Trees planted when a home was built are big now, and their roots reach under walkways and driveway edges. We remove the raised section, correct the base, and reset the pavers flat. If a root is still growing, we’ll walk you through the honest options before we start.
Washed-out joints near sprinklers and downspouts
Sprinkler heads and downspouts that hit the same strip of pavers day after day slowly wash the sand out. Once the joints are empty, pavers loosen and start to move. We re-level what has shifted and refill with fresh silica joint sand.
Loose borders along the lawn
The soldier course along your grass edge holds the field together. When it slips, pavers creep outward and gaps open. We reset and lock the border back in.
Uneven pool decks and lanais
Backyard pool decks and patios settle in spots, especially near drains and the pool edge. We reset low and high pavers so the surface is flush and safe for bare feet.
How We Repair Pavers
Every job runs in the same order: we find the cause, fix the base, rebuild the surface and then protect it. We start with a free look that takes about 5 to 10 minutes, and you don’t need to be home. Then we lift only the damaged area, correct and compact the base, reset the pavers level, clean the surface and fill the joints with silica sand. Colored joint sand is available as an upgrade.
Sealing Protects the Repair
A repair restores the structure, and sealing keeps it that way. Sealer binds the joint sand so irrigation and summer storms do not wash it out, slows weeds and ants, and protects the color from the Florida sun. Our paver sealing comes with a 3-year sealer warranty, and repair work carries a 60-day craftsmanship guarantee.
If your pavers are level but faded or low on sand, you may only need a clean, re-sand and seal. We’ll tell you that at the estimate.
Working Within Your HOA
Julington Creek Plantation has a homeowners association, and many homeowners want to know if a repair or sealer will cause a problem with architectural review. We regularly work in gated and HOA communities. Repairs put your existing pavers back where they were, and sealing does not change the paver itself. If you are switching to colored joint sand or a wet-look finish, it is worth checking your HOA’s guidelines first. We are happy to give you the product details to submit.

Frequently Asked Questions
Straight answers to the questions we hear most. If yours isn’t here, give us a call.
Do I need HOA approval for a paver repair?
Resetting your existing pavers usually does not change how your property looks, but every HOA sets its own rules. If you are unsure, check with your association before work starts. We can provide product and finish details for an application.
My driveway has one low spot. Do you have to redo the whole thing?
No. We lift only the pavers in the damaged area, fix the base underneath and reset them. Full replacement is rarely needed.
What sand do you use?
Silica joint sand, with colored joint sand as an upgrade. The sealer binds it in the joints so it stays put.
How long before I can drive on it?
Most repairs are done in a day. If we seal too, plan on 24 to 48 hours of cure time before driving on it.
Is sealing worth it after a repair?
Yes. Without sealing, rain and sprinklers start pulling sand out of the joints right away, and that is how pavers start shifting again.
