Mandarin is one of the best-shaded parts of Jacksonville. Big live oaks, magnolias and decades-old landscaping make it beautiful, and they’re also hard on pavers. Roots push sections up, shade keeps surfaces damp and green, and older installs have had years for the base to settle. If your driveway, walkway or patio has humps, dips or loose joints, the first job is a repair. Sealing comes after, to protect the fixed surface.
We’re Jax Exterior Cleaning & Paver Sealing, a licensed and insured Jacksonville company that has been repairing and sealing pavers since 2019. Paver repair is our specialty, and we work throughout Mandarin and the 32258 neighborhoods around Bartram Park and Bartram Springs.
A quick note on the map: 32258 is in Jacksonville, in Duval County, not St. Johns County. It sits between Mandarin and the county line, and the paver problems we see there are a mix of Mandarin’s mature-tree issues and the settling that newer subdivisions get after their first several years.
Paver Problems We Repair in Mandarin & Bartram Park
Mandarin has some of the oldest paver installations in South Jacksonville, while the Bartram Park side of 32258 has driveways that are now reaching the age where settling shows up. The issues are different, but most of them come back to the same thing: the base or the joints underneath have failed, and the surface is just showing it. Here are the repairs we handle most often.
Pavers lifted by tree roots
This is the most common repair we see in older Mandarin neighborhoods. A root grows under the walkway or driveway edge and pushes a row of pavers up into a ridge. It’s a trip hazard, and it opens the joints on both sides. We pull up the affected pavers, deal with the high spot in the base, re-compact and reset the pavers flat, then refill the joints. Where a root keeps growing, we’ll talk through the options with you honestly instead of just patching it.
Sunken driveway aprons and low spots
The spot where your driveway meets the street takes the most weight, and it’s usually the first place to sink. In Bartram Park and Bartram Springs, many driveways are now old enough that the base under the apron and around downspouts has compacted or washed out. Water sits in the low spot after every storm, which softens the base further. We lift the pavers, rebuild and compact the base, and reset everything level so water runs off again.
Loose borders and spreading pavers
The soldier course around the edge is what holds the whole field together. When the border loosens, the pavers start to creep outward and the joints open up. We reset failed borders and lock them in so the field stays tight.
Green, slick pavers in the shade
Under Mandarin’s tree canopy, pavers can stay damp most of the day. That feeds algae and mildew, makes walkways slippery, and breaks down old sealer. We clean the surface thoroughly, then refill and seal so there’s less open joint and porous surface for growth to take hold.
Weeds, ants and empty joints
Weeds and ant hills in the joints mean the sand is gone. Without sand, the pavers lose the friction that keeps them locked together, and that’s how small problems turn into shifting sections. We refill the joints with fresh silica joint sand, or colored joint sand if you’d like an upgraded look, and seal over it.
Cracked or broken pavers
Roots, heavy trucks and years of movement can crack individual pavers. We replace them, and for most common installations we can source matching pavers. Older pavers may look a little different from new ones because of weathering, and cleaning and sealing the whole area afterward helps it blend.
Settled pool decks and patios
Backyard patios and pool decks in Mandarin often sit under trees or near drainage, and sections can settle over time. We reset them level and flush. Travertine pool decks get a matte-finish sealer by default, so they’re protected without a glossy shine.
How a Repair Works
Every repair follows the same basic order. We find the cause, fix the base, put the surface back together, then protect it. Skipping any step is how repairs fail again a year later, so we do all four.
1. A free look at the problem
We come out, measure, and figure out what’s actually causing the damage, whether that’s roots, base washout, a failed border or just empty joints. It takes about 5 to 10 minutes and you don’t need to be home.
2. Lift, rebuild and reset
We remove only the pavers in the damaged area, correct and compact the base underneath, and set the pavers back in place, level with the surrounding surface. Most driveways never need full replacement.
3. Clean and re-sand
Once the surface is level, we clean it and fill the joints with silica joint sand. Colored joint sand is available as an upgrade if you want the joints to match or contrast with your pavers.
4. Seal to protect the repair
Sealing is what keeps the repair from coming undone. It binds the joint sand so rain and sprinklers don’t wash it out, slows weeds and ants, and protects the color from sun and shade staining.
Why Sealing Matters After a Repair
Think of it this way: the repair restores the structure, and the sealer is the maintenance plan for it. Without it, the same rain and roots that caused the first problem start working on the joints again right away.
A repair fixes what went wrong underneath. Sealing protects that work going forward. In Mandarin’s shady yards, a good sealer also makes the surface easier to clean and slows the green buildup that comes back so quickly under trees. Our paver sealing comes with a 3-year sealer warranty, and our repair work is backed by a 60-day craftsmanship guarantee.
If your pavers are already level and just faded, green or low on sand, you may not need a repair at all. A clean, re-sand and seal may be all it takes, and we’ll tell you that straight at the estimate.

Frequently Asked Questions
These are the questions Mandarin and Bartram Park homeowners ask us most. If yours isn’t here, call us and ask.
Can you fix pavers pushed up by tree roots?
Yes. We lift the raised pavers, correct the base and reset them level. If the root is large or still growing, we’ll explain your options before we start so you know what to expect.
Is 32258 Mandarin or St. Johns?
32258 is part of Jacksonville in Duval County. It covers Bartram Park, Bartram Springs and the neighborhoods around them, right next to Mandarin and just north of the St. Johns County line. We serve all of it.
Do I need a repair or just sealing?
If pavers have sunk, lifted, rocked or spread apart, that’s a repair. If they’re level but faded, green or missing sand, a clean, re-sand and seal is usually enough. We’ll tell you which one you need at the free estimate.
Why do my pavers turn green so fast?
Shade and moisture. Under heavy tree cover, pavers stay damp longer, and algae and mildew grow quickly. Cleaning followed by sealing helps keep the surface cleaner for longer and makes future cleanings easier.
What kind of joint sand do you use?
We use silica joint sand, and we offer colored joint sand as an upgrade. The sealer binds the sand in the joints so it stays put.
How long does a repair take?
Most residential repairs are finished in one day. Bigger jobs with a lot of base work may take two. If we’re sealing as well, plan on 24 to 48 hours of cure time before driving on it.
Do I need to be home for the estimate?
No. We measure and inspect the area in about 5 to 10 minutes, and you don’t need to be there.
