Paver Repair for HOA Communities in Jacksonville and St. Johns County

Most of the newer neighborhoods around Jacksonville have an HOA, and many are gated. Pavers are everywhere in these communities: driveways, front walks, pool decks, entry features and amenity areas. When pavers sink, heave or lose their sand, homeowners often get a violation letter before they’ve even noticed the problem. We help homeowners, and communities, fix it properly and keep it looking right.

We’re Jax Exterior Cleaning & Paver Sealing, licensed and insured since 2019, and we regularly work in gated and HOA communities across Jacksonville, St. Johns County, Nocatee and Ponte Vedra. This page covers how HOA paver work goes. For the repair itself, see our main paver repair page.

Common HOA Paver Issues

  • Sunken driveway aprons where the driveway meets the street
  • Weeds and grass in the joints, often the subject of violation notices
  • Mildew, algae and dark staining on driveways and walkways
  • Root-lifted pavers near street trees
  • Faded pavers that no longer match the neighbors
  • Pool deck settling in backyards

Got a Violation Letter?

If your HOA has sent a notice about your driveway or walkway, read it carefully so you know exactly what they want fixed and by when. Then call us. We’ll look at the pavers, tell you what is needed to address the notice, and get you on the schedule. If the issue is cosmetic, like staining or weeds, a clean, re-sand and seal may be all you need. If pavers have sunk or lifted, we repair them first.

Approvals and Appearance Rules

A repair puts your pavers back the way they were, which usually doesn’t change the look of your home. Changes to appearance are different. If you want a wet-look sealer or colored joint sand, check your HOA’s architectural guidelines first, since some communities have rules about finishes and colors. We can provide product details for your application. Many homeowners choose a natural, matte look that keeps everything close to the original appearance.

Working in Gated Communities

We’re used to gate access, guard check-ins and community rules about work hours and parking. For the estimate, you don’t need to be home. Just make sure we’re on the gate list or give us the access details. Zach will reach out about timing and scheduling.

How a Repair Works

  1. Free look. About 5 to 10 minutes. We check the problem areas and the cause.
  2. Repair. We lift only the affected pavers, rebuild and compact the base, and reset them flush.
  3. Clean and re-sand. The surface is cleaned, and joints are filled with silica joint sand, or colored joint sand as an upgrade if your HOA allows it.
  4. Seal. The whole surface is sealed so the repair and the sand stay put.

Communities We Work In

We work throughout the master-planned and gated communities of Northeast Florida, including Julington Creek Plantation, Durbin Crossing, Beacon Lake, RiverTown, Nocatee, Deerwood and communities along the Intracoastal. Our southern service cutoff is World Golf Village. The links below go to our pages for each area.

Sealing Keeps You Out of Violation Territory

Most HOA paver notices come down to weeds, staining or sinking. Sealing helps with all three. It locks joint sand in so weeds and ants have a harder time getting started, makes mildew and stains easier to clean, and helps keep water from washing out the base. Our paver sealing carries a 3-year sealer warranty, and repair work is backed by our 60-day craftsmanship guarantee.

For HOA Boards and Managers

If you manage pavers at a community entrance, amenity center or pool, we can look at those too. Call to talk through the areas, access and scheduling.

Keeping Your Home Consistent With the Neighborhood

One reason HOAs care about pavers is consistency. When one driveway on the street is faded, green or sinking, it stands out. Repairing, cleaning and sealing keeps your pavers looking like they belong, and it protects your home’s curb appeal. Many homeowners put their pavers on a regular sealing schedule so they never get to the violation-letter stage. We’re glad to help you set one up and keep you on track.

Frequently Asked Questions

Do I need HOA approval for a repair?

Repairs that restore the original look usually don’t change your home’s appearance, but rules vary. If in doubt, check with your HOA. Changes like wet-look sealer or colored sand often do need approval.

Who fixes pavers at the sidewalk or street?

That depends on your community and who owns that section. Your HOA can tell you.

Can you work around gate access?

Yes. We regularly work in gated communities.

How fast can you come?

Call 904-444-9190, Monday to Friday, 8:30 AM to 5 PM, and let us know about any deadline on your notice.

Do you seal after repairing?

Yes. Sealing is what keeps the repair and the joint sand in place, and it comes with a 3-year sealer warranty.
