Fleming Island has the opposite problem from the newer communities across the river. The neighborhoods here are established, the tree canopy is mature, and a lot of the paver driveways and patios we look at have been in the ground fifteen or twenty years.
That changes what we’re dealing with. Instead of preventive first-time sealing, most of what we do out here is restoration — bringing back pavers that have faded, greened over, or started to move. We work throughout Fleming Island including Eagle Harbor and Pace Island.
Shade Is the Defining Factor Here
All those oaks are why people love these neighborhoods, and they’re also why the pavers look the way they do.
Shaded, damp surfaces don’t dry out. In Florida humidity that means algae and mildew get established and stay established, especially on north-facing patios, walkways under canopy, and anywhere the sun doesn’t reach for a few hours a day. That’s the green and black film that comes back a few weeks after you pressure wash it yourself.
Unsealed pavers are porous, so growth gets a foothold in the surface rather than just sitting on it. We soft wash it off first, then seal — and a sealed surface is far less hospitable to it. It won’t stop growth forever in this climate, but it turns a constant battle into an annual cleaning.
Older Pavers, Faded Color
Fifteen or twenty years of sun, rain, and traffic grinds the surface of a paver flat and pulls the color out of the top layer. Most homeowners assume that’s permanent and start pricing replacement.
Usually it isn’t. The pigment is still in the paver — it’s the surface that’s dulled. A proper cleaning followed by our color-enhancing wet-look sealer pulls that original tone back out, and the difference on a twenty-year-old driveway is dramatic. It’s the single most satisfying part of this job.
Where it doesn’t work is when the surface has actually decayed — when you can see the little white aggregate stones coming through and the smooth top layer is gone. At that point there’s no intact surface left to enhance. We’ll be honest with you about which one you have.
Settling, Roots, and Movement
Mature trees mean mature root systems, and roots lift pavers. Combine that with two decades of ground settling and Northeast Florida’s sandy soil, and older driveways out here commonly have low spots, high spots, and sections that rock underfoot.
That’s paver repair, not sealing. We pull the affected area, address what’s underneath, relay the pavers, then re-sand and seal. Catching it while it’s a few square feet is a very different job from catching it after the whole apron has dropped.
Weeds and Ants Between the Pavers
On a driveway this old, the original joint sand is usually long gone. Empty joints are why weeds keep coming back no matter how many times you pull them, and why ants keep rebuilding hills every night — they need loose sand to tunnel through and open space to root in.
We refill the joints with silica paver joint sand and seal over the top. We don’t use polymeric sand; done right, silica sets up just as hard, often harder, and it’s far easier to maintain long term. It comes in tan, black, brown, and grey.
Our Process
We inspect first and flag anything that needs repair before a sealer touches it. Then pressure washing to strip dirt, algae, mildew, and any old failed sealer. Then full joint sand replacement. Then two coats of our premium two-part water-base urethane — three on new brick pavers that have never been sealed — in a color-enhancing wet-look finish, or matte if you prefer. Then cure time.

Frequently Asked Questions
My pavers are twenty years old. Are they too far gone to save?
Usually not. Faded color is almost always recoverable. Surface decay — visible white aggregate, the smooth top layer worn away — is the point where cleaning and sealing can only protect what’s left. We’ll tell you which one you’re looking at at the estimate, and we’ll tell you straight if replacement makes more sense.
The green keeps coming back after I pressure wash. Why?
Because unsealed pavers are porous and stay damp under tree cover, so the growth is in the surface, not just on it. Cleaning and sealing changes that. We recommend a cleaning every year to stay ahead of it.
Will sealing stop weeds for good?
Sealing alone won’t — sealing over properly refilled joints will. The re-sanding is what removes the space; the sealer is what keeps it that way.
Tree roots have lifted part of my walkway. Can you fix that?
