Fix the Pavers First, Then Seal to Keep Them Fixed

Durbin Crossing, off Longleaf Pine Parkway in St. Johns County, is full of paver driveways, walkways and pool decks. Many of those installs have now been through years of Florida summers, and that is when settling, sand loss and loose edges show up. If your pavers are uneven, the answer is a repair first. Sealing is what protects that repair afterward.

Jax Exterior Cleaning & Paver Sealing is a licensed and insured company that has been fixing and sealing pavers since 2019. paver repair is the work we are known for, and Durbin Crossing is right in the middle of the area we serve most.

Paver Problems We See in Durbin Crossing

Driveways in newer subdivisions tend to fail in predictable places. The good news is that most of it is fixable without tearing anything out.

Ruts where tires park

Pavers under the spots where cars sit every night can sink into two shallow tracks over time. We lift those areas, rebuild the base and reset the pavers level with the rest of the driveway.

Sinking around utility boxes and drains

Soil dug up for utilities and drainage often keeps settling for years after a home is built. Pavers next to those spots sink. We correct the base around them and reset everything flush.

Joint sand loss and weeds

Once the original sand washes out, weeds and ants move in, and pavers lose the friction that keeps them locked together. We clean out the joints and refill with silica joint sand, or colored sand as an upgrade.

Spreading edges

If the border along your lawn or landscape bed was not locked in tightly, pavers drift outward and gaps open across the field. We reset the edge and tighten the field back up.

Pool deck trip hazards

A paver that has risen even half an inch on a pool deck is a real trip risk for kids running barefoot. We reset raised and sunken pavers so the deck is flat again.

Our Repair Process

First, a free look that takes 5 to 10 minutes; you don’t have to be home. Then we pull up only the damaged pavers, fix and compact the base, reset them level, clean the whole surface and re-sand the joints. Last, we seal to lock it in.

Repair or Replace? Usually Repair

Homeowners in Durbin Crossing often assume a sinking driveway means a new driveway. In most cases it does not. Pavers are designed to come up and go back down. The pavers themselves are usually fine, and what failed is the base or the sand underneath. Fixing that section costs far less than tearing out the whole driveway, and once it is cleaned and sealed, it is hard to tell where the repair was.

We will tell you plainly if a section is beyond repair, but most driveways we see in newer communities just need the low areas reset and the joints refilled. That also means less disruption. Most jobs are done in a day, and you are back on your driveway once the sealer cures.

If you are not sure whether what you are seeing is a repair problem, look for three signs: water that sits in the same spot after rain, pavers that rock or click when you step on them, and gaps along the edge that keep getting wider. Any one of those means the base needs attention.

Why Sealing Comes Next

A repaired driveway with empty, unsealed joints starts losing sand with the next storm. Sealing binds the sand, keeps weeds and ants out, and protects color against sun fade. Our paver sealing includes a 3-year sealer warranty, and our repair work is backed by a 60-day craftsmanship guarantee.

Sealing also makes cleanup easier for oil drips and tire marks, which matters on a driveway that gets daily use.

Frequently Asked Questions

Straight answers to the questions we hear most. If yours isn’t here, give us a call.

My driveway is fairly new. Why is it already sinking?

Settling in the first several years is common, especially where soil was disturbed for utilities, drains or irrigation. It does not mean the whole driveway failed. Usually only a section needs to be reset.

Can you match my pavers if some are cracked?

For most common installs we can source matching pavers. A new paver may look a little brighter at first, and cleaning and sealing the whole area helps it blend.

Do you need me to be home?

Not for the estimate. We can inspect and measure in about 5 to 10 minutes while you’re at work.

What joint sand do you use?

We use silica joint sand, with colored joint sand as an upgrade, and seal over it to hold it in place.
