Paver Repair and Sealing for Beacon Lake Homes

Beacon Lake is one of the newer communities in northern St. Johns County, and new construction comes with its own paver issues. Fresh fill soil keeps settling, irrigation runs constantly while new sod gets established, and the original joint sand washes out faster than most homeowners expect. Catching those problems early is the cheapest way to deal with them. Repair what has moved, then seal to protect it.

We’re Jax Exterior Cleaning & Paver Sealing, licensed and insured and repairing pavers since 2019. paver repair is our specialty, and we serve Beacon Lake and the rest of the County Road 210 area.

Catching Problems Early Saves Money

The cheapest paver repair is the one you do before a low spot spreads. A small dip at the driveway apron holds water, the water softens the base around it, and next year the dip is twice as wide. The same goes for empty joints. Once sand is gone, pavers start to shift against each other, and loose pavers move faster.

If you are in a newer Beacon Lake home, take a quick walk around your driveway, walkways and pool deck after a heavy rain. Look for standing water, pavers that rock underfoot, sand washed onto the driveway, or weeds coming up in the joints. Those are the early signs. A small reset and re-sand now is a much smaller job than a large section later.

We are happy to come take a look, and estimates are free. If everything looks good and you just need sealing, we’ll say so.

Choosing a Finish

You can choose a natural, matte look or a wet look that brings out the color. Pool decks and travertine get a matte-finish sealer by default. Colored joint sand is an upgrade that can match or contrast with your pavers.

Why Newer Pavers Need Repairs Too

A new home does not mean the pavers are done moving. In the first few years, a lot is still happening underneath.

Settling over fresh fill

Lots in new communities are often built up with fill soil that compacts over time. Pavers sitting on it can dip, especially at the driveway apron and along walkways. We lift the low area, rebuild and compact the base, and reset the pavers flush.

Joint sand washed out by new-sod watering

New lawns get watered heavily, and the spray often lands on pavers. That washes the builder’s joint sand away. We refill the joints with silica sand, or colored sand as an upgrade, and seal to lock it in.

Pavers shifting at the edges

If the edge restraint is weak, pavers at the border drift outward and open gaps. We reset and secure the border.

Low spots around new pool decks

Backyard pool decks are often installed after the home, on soil that was dug up for the pool. Sections can settle. We level them back out.

Efflorescence and builder haze

White haze on new pavers is common. We clean the surface properly before sealing so the sealer does not trap it.

How a Repair Works

We take a free look in about 5 to 10 minutes, and you don’t need to be home. Then we remove only the affected pavers, correct the base, reset everything level, clean, re-sand with silica joint sand and seal.

Sealing: Protect It While It’s New

Sealing a new paver driveway early protects the color, keeps joint sand in place through summer storms and heavy irrigation, and slows weeds and ants. Our paver sealing has a 3-year sealer warranty, and repair work is backed by a 60-day craftsmanship guarantee.

If your pavers are still level and just losing sand, a clean, re-sand and seal may be all you need. We’ll be honest about that at the estimate.

HOA Guidelines

Beacon Lake has an HOA, like most communities in the area, and we regularly work in gated and HOA communities. A repair simply puts your pavers back. If you’re changing the look with colored joint sand or a wet-look sealer, check your HOA’s guidelines first. We can provide the product details.

Frequently Asked Questions

Straight answers to the questions we hear most. If yours isn’t here, give us a call.

Should I call my builder or you?

If your home is still under a builder warranty that covers hardscape, check with the builder first. Once that is done or does not apply, we can repair and seal.

How soon should new pavers be sealed?

Pavers need to be clean and dry before sealing, and any white haze should be cleaned off first. We’ll look at yours and tell you whether they’re ready.

Will sealing make my pavers slippery?

We choose a finish that fits the area. Pool decks and travertine get a matte-finish sealer so they are protected without a glossy, slick surface.

What sand do you use?

Silica joint sand, with colored joint sand as an upgrade.
