Fixing a Sunken Paver Driveway the Right Way

A paver driveway that has started to sink is one of the most common calls we get in Jacksonville. It usually begins as a shallow dip where you park, at the apron where the driveway meets the street, or along the side where the gutter downspout drains. Water collects in the low spot after every afternoon storm, the base under it softens, and the dip slowly gets wider and deeper. The good news is that a sunken paver driveway can almost always be repaired without tearing out the whole thing.

We’re Jax Exterior Cleaning & Paver Sealing. Paver repair is what we built our business on, and sunken driveways are a big part of that work. Once the driveway is level again, we seal it so the repair lasts.

Why Paver Driveways Sink in Northeast Florida

Pavers themselves rarely fail. What fails is what is underneath them. In our area, a few causes show up again and again.

Sandy soil and heavy rain

Northeast Florida soil is mostly sand. When water gets under the pavers through empty joints or along an unsealed edge, it can carry fine base material away. Over time, the pavers settle into the space that is left behind.

Base that was never compacted well

If the base was installed too thin or not compacted in layers, it keeps compressing under the weight of cars. Tire tracks and parking spots are where you see it first.

Downspouts and irrigation

A downspout that empties onto the driveway, or a sprinkler head that sprays the same section every morning, puts water in one place over and over. That section is usually the first to drop.

Heavy vehicles at the apron

Delivery trucks, trailers and work vans turning onto the apron put a lot of load on the edge. If the edge restraint is weak, the pavers there push down and outward.

Signs Your Driveway Needs Repair, Not Just Cleaning

  • Standing water in the same spot after it rains
  • Tire ruts or a visible dip where you park
  • Pavers that rock or click when you drive or walk over them
  • Gaps opening between pavers, or joint sand washed into the street
  • A lip where the driveway meets the sidewalk or garage slab

Pressure washing and sealing a driveway with these problems only makes a sinking driveway look clean. The dip stays, and it keeps growing. That is why we repair first.

How We Repair a Sunken Paver Driveway

Every driveway is a little different, but the process follows the same steps.

1. Free on-site look

We look at the low areas, check the edges and find where the water is coming from. It takes about 5 to 10 minutes, and you don’t need to be home.

2. Lift only the affected pavers

We pull up the pavers in the sunken section and set them aside. We do not tear out a whole driveway when only part of it has moved.

3. Rebuild and compact the base

We add base material where it has been lost and compact it so the section can carry vehicle weight again. Then we screed a fresh bedding layer to the right height so the repair blends into the surrounding pavers.

4. Reset, re-sand and clean

The original pavers go back in flush. We replace any that are cracked, matching as closely as we can. Joints get refilled with silica joint sand, or colored joint sand as an upgrade, and the whole driveway is cleaned.

5. Seal to protect it

Last, we seal. More on why below.

Sealing: Protecting the Repair

Most driveways sink because water gets under them. Sealing slows that down. A good sealer helps lock the joint sand in place so afternoon downpours and irrigation don’t flush it out, which keeps water from reaching the base as easily. It also protects the color from the Florida sun and makes oil and tire marks easier to clean.

Our paver sealing comes with a 3-year sealer warranty, and the repair itself is backed by our 60-day craftsmanship guarantee. You can choose a natural, matte look or a wet look that brings out the color.

Fixing the Cause

A repair holds best when the water problem is solved too. If a downspout dumps onto the driveway or a sprinkler is soaking one section, we’ll point it out so you can redirect it. Small changes like that make a big difference in how long the driveway stays level.

Driveway Aprons in Jacksonville Neighborhoods

In communities across Mandarin, St. Johns and Nocatee, the apron is where most sinking starts. It’s where the driveway meets the street or sidewalk, it takes every turn of every car, and it’s often where water from the street gutter and the yard both end up. Fixing the apron early keeps a small repair from spreading up the driveway.

Frequently Asked Questions

Can you fix just one sunken section?

Yes. We repair the area that has moved and blend it into the rest of the driveway.

Will the repaired pavers match?

We reuse your original pavers wherever possible, so they match. Cleaning and sealing the whole driveway afterward helps everything look even.

How long until I can drive on it?

We’ll tell you exactly at the estimate, since it depends on the sealer and the weather. Usually you are back on it quickly.

Do I need to be home?

No. We can do the estimate without you, and Zach will follow up about scheduling.
