Sealing New Pavers in Jacksonville

Just had pavers installed? Congratulations. This is the best time to think about protecting them, because they will never look better than they do right now. But brand-new pavers shouldn’t always be sealed right away. Here’s what to know about timing, efflorescence, and getting new pavers sealed properly.

We’re Jax Exterior Cleaning & Paver Sealing, licensed and insured since 2019. For our full process, see our main paver sealing page.

Why Seal New Pavers at All?

The joint sand in a new install hasn’t been locked in yet. The first months of Florida rain and sprinklers start moving it, and weeds and ants find the gaps. Unsealed pavers also start soaking up oil, grease, leaves and mildew from day one. Sealing early protects that new look and keeps the sand where the installer put it.

How Long Should You Wait?

Many new pavers need some time before sealing. Concrete pavers can release a white, chalky haze called efflorescence as moisture works its way out. If you seal right over it, it can get trapped under the sealer. The right wait depends on the pavers, the installer’s guidance and the weather. We’ll look at your pavers and tell you whether they’re ready or should wait.

What Is Efflorescence?

Efflorescence is a white, powdery residue that can show up on new concrete pavers. It’s natural and isn’t a defect, but it does need to be cleaned before sealing. We clean it off during prep, so the color looks right before sealer goes on.

Check With Your Installer

Ask your installer whether they have any recommendations for when to seal and whether sealing affects their warranty. If they used a specific joint sand, let us know at the estimate. We use silica joint sand for re-sanding, with colored sand as an upgrade.

New Pavers Next to Old Ones

A common situation is an extended patio or driveway, where new pavers sit next to older ones. They rarely match exactly at first. Cleaning and sealing everything at once helps bring the old and new closer together. A wet look finish often helps blend them. See our wet look vs. natural page.

New Construction Homes

A lot of new homes in St. Johns County, Nocatee and the communities south to World Golf Village come with paver driveways and lanais. Builder installs are sometimes not sealed at all. If you have just closed on a new home, ask us about sealing before the first rainy season.

If Something Has Already Settled

Sometimes new pavers settle in the first year, often at the driveway apron or along an edge. If that happens, we can reset those areas before sealing. See our paver repair page or our re-leveling and re-sanding page.

How We Seal New Pavers

  1. Check readiness. We look for efflorescence and confirm it’s a good time.
  2. Clean. Gentle cleaning to remove construction dust and haze.
  3. Top off sand. Joints are filled with silica joint sand.
  4. Seal. In the finish you choose.

Frequently Asked Questions

Can I seal pavers right after installation?

Sometimes, but often it’s better to wait. We’ll check for efflorescence and tell you.

What’s the white haze on my new pavers?

It’s probably efflorescence, which is common on new concrete pavers. We clean it before sealing.

Will sealing void my installer’s warranty?

Ask your installer. Most are happy for pavers to be sealed, but it’s good to check.

My builder didn’t seal my driveway. Should I?

In most cases, yes. It protects the sand and the color and makes cleaning easier.

Does sealing new pavers come with a warranty?

Yes. Our sealing carries a 3-year sealer warranty.
