A lot of Jacksonville homes have a plain concrete patio or lanai that’s stained, cracked, or just looks unfinished. The same flake system we use in garages can turn that slab into a clean, finished floor that’s easy to hose off.
This page is part of our epoxy floors section. We’re Jax Exterior Cleaning & Paver Sealing, licensed and insured since 2019, and we’ve been working on Jacksonville patios and pool decks for years.
Concrete Only, Not Pavers
This is the first question we sort out. Flake coatings go on concrete. If your patio or pool deck is pavers or travertine, a coating is the wrong answer. Pavers need to move a little and breathe, and a coating over them will fail. For pavers, see patio paver sealing or pool deck paver sealing. For travertine, see travertine sealing.
Screened Lanais and Covered Patios
Covered and screened areas are the easiest outdoor spaces to coat. They get less direct rain, less pollen and leaf litter, and the floor stays cooler. A flake floor here looks like an extension of the house and is easy to keep clean with a broom and a hose. We work inside pool cages all the time and protect screens, furniture and pool equipment as we go.
Open Patios and Pool Decks
Outdoor floors in full Florida sun are a tougher job, and we’ll be straight with you about it.
- UV. Full sun is why we only use a UV-stable polyaspartic topcoat. Plain epoxy yellows and breaks down outside.
- Heat underfoot. Any coated surface gets hot in direct sun. Lighter flake blends stay noticeably cooler than dark ones, so for pool decks and open patios we steer you toward lighter colors.
- Traction. Wet coatings get slippery. Around pools and on any open patio, recommend adding an anti-slip additive to the topcoat. Safety comes before shine.
- Water and chemicals. Pool water, chlorine and salt don’t soak into a sealed floor the way they do into bare concrete, so the deck is easier to rinse clean.
Pool decks get the same full flake system, with an anti-slip additive in the topcoat for traction around the water. We look at the deck, the coping and how the area drains at your free quote.
Our Process for Outdoor Concrete
- Inspection. We check for cracks, old paint or coatings, low spots that hold water, and signs of moisture.
- Clean and grind. We pressure wash to remove mildew and dirt, then diamond grind to open the concrete.
- Repairs. Cracks and spalled areas are filled and ground flush.
- Base coat and full flake broadcast. polyaspartic base with a full flake broadcast.
- Polyaspartic topcoat, with an anti-slip additive recommended for outdoor floors.
- Cure. We’ll tell you when it’s ready for bare feet and furniture.

Choosing a Color for Outdoor Floors
Outside, color is about more than looks. Lighter blends with tans, grays and whites stay cooler underfoot, hide pollen and sand, and match most Florida stucco and screen enclosures. Darker blends look great in a garage but soak up heat in full sun. We bring samples to your estimate so you can see them outside in real light, next to your house and pool.
Pairs Well With Our Other Services
If the house, roof or driveway needs attention while we’re there, we can handle that too. A lot of customers book a house washing or concrete cleaning along with their patio coating so everything looks fresh at once.
Frequently Asked Questions
Can you coat my paver patio?
No. Flake coatings are for concrete only. Pavers should be cleaned, re-sanded and sealed instead, and we do that too.
Will a coated pool deck be slippery?
Any coated surface is more slippery when wet, so around pools recommend adding an anti-slip additive to the topcoat and recommend a textured finish.
Will it get hot in the sun?
All outdoor surfaces get warm in direct Florida sun. Lighter flake colors stay noticeably cooler than dark ones, and we’ll help you pick a blend that works for a barefoot area.
Will the coating yellow outside?
Our polyaspartic topcoat is UV stable, so it won’t yellow the way plain epoxy can in the sun.
Can you coat my screened lanai without removing the screen?
Yes. We work inside screened enclosures all the time and protect the screen, furniture and pool equipment as we go.
