Two-car garage with a full-broadcast flake floor coating and the garage door open

Most garage floors around here look the same: gray concrete with oil spots, tire marks, a crack or two, and dust that tracks into the house. A coated floor fixes all of that. It’s easier to clean, it looks finished, and it makes the biggest room in the house feel like part of the house.

We’re Jax Exterior Cleaning & Paver Sealing, licensed and insured and working on Jacksonville homes since 2019. We’ve spent years cleaning and protecting driveways, patios and pool decks across Northeast Florida, and our epoxy floor division brings that same “prep it right, then protect it” approach indoors to your garage.

Our Floor System: Full-Broadcast Flake With a Polyaspartic Topcoat

When people say “epoxy garage floor,” what most of them are picturing is a flake floor, sometimes called a chip floor. That’s what we specialize in. It isn’t a single coat of paint. It’s a layered system: diamond-ground concrete, a polyaspartic base coat, a full broadcast of vinyl flake, and a clear polyaspartic topcoat. Every layer has a job, and we walk through each one below.

The full flake broadcast is what gives this system its look, but it also does real work. The flake builds thickness, hides the small imperfections every slab has, adds a little texture underfoot, and does a great job of hiding dust and dirt between cleanings. Learn more about how we do garages on our garage floor coating page.

How We Do It: Our Flake Floor Process

Every floor we coat gets the same nine steps. We don’t skip any of them to hit a lower price:

  1. Free estimate and moisture test
  2. Protect and prep
  3. Diamond grinding with dust control
  4. Crack, spall and joint repair
  5. Base coat
  6. Full flake broadcast
  7. Scrape and vacuum the excess flake
  8. Clear polyaspartic topcoat
  9. Cure and final walk-through

Prep is where most coatings fail, so we spend the most time there: the whole slab is diamond ground with HEPA dust control, and every crack is repaired before any coating goes down. Most two-car garages are done in about one day. For the full walk-through of each step, including how to get your garage ready, see our flake floor process.

Why Florida Garages Need a Florida System

A garage floor in Jacksonville deals with things a floor in Ohio doesn’t. That’s why we built our system around the topcoat and the prep, not just the color.

Heat and Hot Tire Pickup

In the summer, tires come off I-295 or J. Turner Butler hot. When a hot tire sits on a weakly bonded coating and cools, it can grab the coating and pull it right off the slab. That’s called hot tire pickup, and it’s the number one complaint we hear about cheap epoxy jobs. The fix is a proper diamond-ground profile so the base coat bonds into the concrete, and a hard polyaspartic topcoat instead of a soft finish.

UV and Yellowing

Plain epoxy ambers, or yellows, when sunlight hits it. In a garage with the door open half the day, that shows up fast near the door. Polyaspartic topcoats are UV stable, so the floor stays the color you picked.

Humidity and Moisture in the Slab

Northeast Florida sits on sand over a high water table, and garage slabs can push moisture vapor up from underneath. Too much moisture under a coating can cause bubbling or peeling. We check the slab before we quote, and if moisture is a concern we’ll tell you straight and talk through options, including a moisture-mitigating primer where it makes sense. We’re not going to coat over a problem that will cause a failure.

Where We Install Flake Floors

Garages are the core of what we do, but the same system works on most interior and covered concrete.

  • Garage floors. One-, two- and three-car garages, plus workshops and golf cart garages. See garage floor coatings.
  • Patios, lanais and pool decks. Concrete patios, screened lanais and pool decks. Outdoor floors need a little more thought about heat and traction. See patio, lanai & pool deck coatings.
  • Laundry rooms, mudrooms and storage rooms. Any concrete floor that takes a beating.
  • Commercial spaces. Shops, small showrooms and similar spaces. Ask us about your project and we’ll let you know if it’s a fit.

One thing to know up front: flake coatings go on concrete. We don’t coat over pavers, tile or brick. If you have a paver driveway, patio or pool deck, that’s a job for paver sealing, and we do plenty of that too.

Epoxy vs. Polyaspartic: What’s on Your Floor

“Epoxy” has become the catch-all word for any garage floor coating, but the chemistry matters. Epoxy is a great, affordable base material that bonds hard to concrete. Its weak spots are sunlight and slow cure time. Polyaspartic is tougher on top, UV stable and cures much faster, but costs more per gallon. That’s why our system typically uses polyaspartic for both the base coat and the clear topcoat: a fast cure, a hard surface and no yellowing in the sun. We break it all down on our polyaspartic vs. epoxy page.

Flake Colors and Finish Options

Flake comes in a wide range of blends, from light grays and tans to darker mixes with black, white and blue. Lighter blends brighten a garage and show less dust. Darker blends hide tire marks and wear. We’ll bring samples to your estimate so you can see them in your own garage light.

  • A range of flake color blends, such as Domino, Gravel and Nightfall
  • Flake size options: about ¼” flake is typical
  • Topcoat sheen: gloss finish
  • Anti-slip additive: available, and recommended for outdoor floors

How Long It Takes

A standard two-car garage is usually done in about one day. You can walk on the floor within a few hours in most cases and park on it after about 24 to 48 hours. We’ll give you exact times for your floor, based on the weather and the products used. Plan on the garage being emptied before we arrive. Please clear the floor before we arrive. If that’s a problem, let us know at the estimate and we’ll talk it through.

What It Costs

Every floor is priced after we see it, because size, cracks, old coatings and slab moisture all change the job. We give you a firm, written price after a free on-site quote. Our garage floor coating cost page walks through what moves the price up or down.

Frequently Asked Questions

Is an epoxy floor the same as a flake floor?

Not exactly. “Epoxy floor” is the common name people use for most garage coatings. A flake floor is a coating system with decorative vinyl flake broadcast into the base coat and sealed under a clear topcoat. Ours uses a polyaspartic base and a polyaspartic topcoat.

Will my floor peel from hot tires?

Hot tire pickup almost always comes from poor prep or a soft coating. We diamond grind every floor so the base coat bonds into the concrete, and we finish with a hard polyaspartic topcoat that stands up to hot tires.

Will the floor turn yellow in the sun?

Our polyaspartic topcoat is UV stable, so it won’t yellow the way plain epoxy can when the garage door is open.

Is a flake floor slippery?

The flake adds a little texture, so a full-broadcast flake floor isn’t as slick as a smooth painted floor. Any coated floor gets more slippery when wet, so for outdoor areas and pool decks recommend adding an anti-slip additive to the topcoat.

Can you coat over pavers?

No. Flake coatings are for concrete. Pavers should be cleaned, re-sanded and sealed instead. See our paver sealing page.

Do I have to be home for the estimate?

It helps if you can be there. That way we can show you flake samples in your own garage light, check the slab together and answer questions on the spot.
